Home Staging For Luxury Homes

Home Staging

Home staging is a crucial part of selling a house, especially if your home has a high price tag. Even if your home is beautiful, a buyer with a high budget won’t be interested unless the interior is immaculately decorated. Buyers aren’t that creative—you need to show them your house’s full potential.

Even though staging a luxury house may come with some upfront costs, you are sure to benefit in the long run. According to CNBC.com, “a staged property sells an average of 88 percent faster and for 20 percent above the original asking price“.

The first step is to clean and de-clutter. Next, paint any shabby-looking walls and make sure the floors look perfect. Even your garage should be spotless so prospective buyers can imagine parking their luxury vehicles in there. Once you’ve got the prep work done, start strategically staging your home.

Selling a luxury lifestyle

Owning a large house isn’t just about the property; it’s about promoting an entire lifestyle of luxury. While you’ll want to put away most of your family photos, keep out a couple of you on expensive vacations, like skiing or enjoying a tropical island. That tells the potential buyer that they can enjoy this gorgeous home, plus have a life outside of it.

Continue the theme of luxury by adding high-end linens to the bedrooms, indulgent towels and candles in the bathrooms, and place expensive bath products in plain sight. Consider adding travel books about the region in areas visible to potential buyers. For example, if your home is in the Santa Clarita Valley, you can show books with photos of the area’s fabulous canyons and valleys.

You’ll want to show off a bit of culture, as well. Put out classic books on coffee tables, place a musical instrument in a vacant corner, put some original artwork on the walls. See if you can borrow any work from local artists, or make sure to prominently display any original artwork you might own.

Rearrange your furniture

Now that you’ve got the little things done, it’s time to tackle the bigger projects. You’ll need to move big, bulky furniture out of the home. Either sell the pieces or put them in storage. Make sure you don’t have any matching sets.

Of course, all the things help too: bright light, fresh flowers, and a good smelling home all help to sell your gorgeous piece of property.

If all this seems too overwhelming to handle, let your real estate agent help you choose the right stager to hire.
